Townhouse for Sale at 21774 Cypress Valley Terrace, Sterling VA 20166

August 2nd, 2014

The townhouse for Sale at 21774 Cypress Valley Terrace, Sterling VA 20166 is part of the well-connected and well-planned Tall Oaks Subdivision of Sterling, Virginia. The sellers put this beautiful townhouse with 4 bedrooms, 3.5 bathrooms for sale after installing a new vinyl flooring in the kitchen, new carpet in the basement living room, and doing touch up painting so the house is absolutely ready to receive its new owners. This townhouse is surprisingly well-located proving the real estate saying of location, location, location true. It is so close to Routes 7 and 28, and its proximity to the Sterling Costco makes it possible to do one’s shopping there regularly without having to go out of the way!

The townhouse is an inner unit making it more energy efficient for lower utility bills. The brick townhouse has a beautiful facade with a staircase leading to the middle level. The two-car garage doors lead to the basement that is a walk out on both the entrance and the rear. The basement has a full bathroom and a bedroom. The living room area also has a little kitchen area that is unobtrusive and can come in handy for those homeowners who like to either cook on the basement level so the main level remains clean and party ready or for others who may think of giving the basement on rent to make their mortgage payment easier. The stove and refrigerator can also be removed effortlessly to allow for a more spacious living room should a prospective home buyer not care to have a second kitchen.

The townhouse for sale at 21774 Cypress Valley Terrace in Tall Oaks, Sterling VA 20166 has an impressive main level. A few stairs lead up to the main level formal living and dining rooms. The kitchen facing the entrance of the home comes with enough room for a family’s dining table in the breakfast area. There is a small deck outside and it is connected by a staircase to the brick patio on the ground level. There is a small garden to plant flowers and vegetables. There is a flowerbed at the entrance too to add to the curb appeal of this beautiful home. The top level has three bedrooms, two bathrooms, and a laundry closet. You can check out this townhouse that has 2,600 square feet and is really roomy.

The HOA fees for this Tall Oaks townhouse are $95 per month and include a delightful pool, kiddie pool, tennis courts, and several play stations. Target Pharmacy, Regal Cinemas, several restaurants, Dulles Town Center, and a host of other conveniences make this a very desirable townhouse to dwell in! If I were a buyer pre approved for $450,000, I would grab the opportunity to purchase this beautiful townhouse for sale at 21774 Cypress Valley Terrace, Sterling VA 20166.

Restaurants near Dulles Town Center

July 20th, 2014

Restaurants near Dulles Town Center include The Cheesecake Factory, P.F. Chang’s, Benihana, Red Lobster, Sweetwater Tavern, and Red Robin among several other choices. I find them really convenient, fun venues as they are so close to the Dulles Town Center Mall and make for a quick, and slightly more festive meal when I don’t wish to eat at the food court situated in the mall. Whereas I can eat at Subway or Chipotle every other day, I rarely get cravings for burgers, and when I do Red Robin is a great restaurant. It’s also close to my seller’s townhouse for sale in Tall Oaks, Sterling so I may be back more often. The other day after shopping at Dick’s Sporting Goods in Dulles Town Center, my family stopped to eat burgers because I had a burger craving…and between the five of us we sampled their famous and cleverly served onion rings, a turkey wrap, a grilled chicken salad, a turkey burger constructed out of a whole grain bun and garnished with mushrooms and extra onion rings(my choice), another burger with guacamole, and a classic burger. The guys drank Glenfiddich at the bar while waiting for the shoppers…I think beer goes better with burgers!

Red Robin at Dulles Town Center

Restaurants near Dulles Town Center cater to the officer goers, shoppers, and residents who live in the great town houses for sale in Sterling 20166. Costco is also very close to my townhouse for sale in Tall Oaks as are the strip mall with Target, Michael’s, and Toys r us. Red Robin’s kitchen closes at 10 pm so we had to quickly place our order as we only got there after the mall closed. We had the place to ourselves because it was late on a weekday. The food was simple, wholesome, and well-priced and that’s what I would want and expect from a family restaurant. The staff were polite, attentive, and friendly, and I would recommend this place to other burger aficionados. My preferred mall is Tyson’s Corner Center, but sometimes I visit Dulles Town Center because it is less crowded and less frenetic. The choice of restaurants is also different from the Tyson’s Corner area. Whereas Tyson’s Corner has Coastal Flats that is our family’s favorite restaurant, I have to admit that I do occasionally like to visit the great array of restaurants near Dulles Town Center.

Reston Town Center

June 26th, 2014

The Reston Town Center is one of Fairfax County’s top outdoor venues and is one of my favorite places to visit whether it be for quick takeout from Chipotle or Potbelly’s or for some fun shopping without getting into a big shopping mall, for people and dog watching, for evening walks when I want to be in an urban environment, and for having Margaritas and fajitas at Uncle Julio’s. I like the liveliness of the place in all seasons, whether the central pavilion be hosting summer concerts, Oktoberfest, or even when it gets metamorphosed into an iceskating rink during the frigid months.

The Reston Town Center is Reston’s hub and offers great recreation and entertainment. One can visit the numerous events they host such as the Taste of Reston, summer concerts, Oktoberfest, dog shows, and so on. The list of restaurants is great too: Big Bowl, Uncle Julio’s, Busara Thai, Panera, Chipotle, Potbelly, Vapiano, McCormick and Schmick, Jackson’s come to mind immediately, though this list is not complete! The fountain is the heart of the Reston Town Center with great ambience for chatting or people watching.

The Reston Town Center is one of the first modern fun urban spaces created in Northern Virginia. Subsequently, there are Fairfax Town Center, and now Loudoun County has plenty of such recreational spaces such as the latest One Loudoun. The Bow Tie Cinemas bring the latest movies to Reston and some of the top retailers including Apple, Pottery Barn, Gap, Chico’s, Brighton, Ann Taylor, and several others line the avenues of Reston Town Center. It’s a great place for window shopping, and often I walk around the place without ever entering a store!

The Reston Town Center has some awesome condos. Personally I love the condos on Market Street and am contemplating buying one for my retirement! Here is a list of some Reston condos from $400,000 to $1,000,000.

Reston also offers other excellent locales and amenities. Some of my other favorite places are the Reston Zoo, the Saturday Farmers’ Market, the lakes and walking trails, and the Reston library. Now I am off to the Reston Town Center to get the family some dinner!

Estates at Great Falls Crossing

May 28th, 2014

The location of the Estates at Great Falls Crossing could not be more amazing than it is. This neighborhood is literally at the crossroads of Vienna, Great Falls, and Reston with easy access to major roads and highways-these include Leesburg Pike, Hunter Mill Road, Baron Cameron, with the Toll Road (267) just a short distance away. What’s coming next in this area is the Wiehle Road Metro stop that will make connectivity with Washington DC a breeze! What is great about living in the Estates at Great Falls Crossing is how one can zip across to the Reston Town Center, to Elden Street amenities, or to downtown Vienna with ease. Tyson’s Corner Mall is just down the pike and during normal traffic conditions one can be seated at a restaurant in the Mall within 15 minutes. Leesburg Pike also allows for an easy drive to Loudoun County, making Sterling, Ashburn, and Leesburg easily accessible too. Fairfax County Parkway makes it a pleasure to drive toward Fairfax Town Center and other destinations in Fairfax. This awesome connectivity makes it possible to go to various amenities including restaurants, parks, doctors’ offices, shopping malls, grocery stores, trails, and even to the Reston zoo within a comfortable distance. In fact I love telling people I meet that I live across from the Reston zoo. Within the community the infrastructure is of a great scale. When Toll Brothers built here they did so on a grand scale. The streets are wide with comfortable pavements to walk around the neighborhood. There are walking trails around the neighborhood as well. In fact it is possible to walk to the community center, pool, tennis courts, and tot lot without having to depend on a car! The convenient location of the Estates at Great Falls Crossing is one reason I love to live here!

First-time homebuyers in Herndon, Virginia

June 28th, 2012

Some of my recent first-time homebuyers in Herndon, Virginia have bought a town home in Coppermill in Herndon or a single family home in Emerald Chase or are looking for a home in Fox Mill Estates. The home buying process is smooth and time-effective when I have sat down with them for a preliminary buyer consultation at my office. When we sit down for about an hour together I try to understand their specific needs in their new home, their current situation, and their time frame. This first crucial step avoids subsequent frustration and wastage of time later. Some of the must-haves for my Herndon home buyers have been an area to grill and barbecue, a fenced yard to play cricket, a living room with a high ceiling, a soaking tub, and a gas connection.

Another vital step for my Herndon buyers has been to get their preapproval done. I constantly emphasize on the absolute need to have a preapproval letter in hand before venturing out to see potential future homes. When one of my buyers lost on a beautiful town home because they did not have a current valid preapproval letter, they immediately met with a loan officer whom I recommended to them and were then able to win on a town home in Coppermill in a multiple offer situation. Again my single family home buyers had their contract ratified in a multiple offer situation because they had their preapproval letter to show how qualified and motivated they were. Sometimes the lenders find some problems while trying to preapprove my buyers and give them simple steps to follow in order to get their credit on track.

At the initial buyer consultation, I also like to prepare my buyers for what to expect in the home-buying process. I prepare them for the various steps such as inspections, appraisal, HOA docs, etc.  so there are fewer surprises along the way. I am very pleased with the homes my buyers purchased in Coppermill and recently in Emerald Chase. There is nothing more rewarding than getting a great house and having a smooth transaction! And that is what happened with my first-time homebuyers in Herndon, Virginia.

Homes in Fairfax and Loudoun Counties of Northern Virginia

April 26th, 2012

First-time homebuyers in Northern Virginia have a lot to be thankful for. Home prices are pretty stable and interest rates are at their lowest making for the highest affordability of homes in over 40 years! Residents of Fairfax and Loudoun Counties of Northern Virginia live in an area with a flourishing economy–proximity to the nation’s capital makes this area a thriving business center with ample job opportunities. With rents being rather steep, it certainly makes more financial sense to buy a first home rather than squander money on rent.

Visit homesbygg.com to search for your home, and feel free to contact me for any additional information or help you need with your home search. I have helped many first-time homebuyers and love guiding my clients through the various steps and stages involved in purchasing a first home. Since spring there is a slow but steady upward trend in home prices and interest rates–this is clearly perceptible and totally inevitable. Whether you decide to buy an existing home or a home being constructed by a builder, it is definitely the right time to become first-time homebuyers in Northern Virginia!
